HT Report: Input sought on redevelopment of eastside Kmart site

Have ideas on the future development of the former eastside Bloomington Kmart?

The development company looking to transform the shuttered site is asking for public input and comments.


The company, Lafayette-based Trinitas Ventures, announced Friday a series of workshops and presentations and is encouraging stakeholders and community members to participate.

Community workshops start July 24 and run through July 26 at Binford Elementary School at 2300 E. Second St. The workshops will focus on the redevelopment of the 12-acre site at 3175 W. Third St. into two well-designed, mixed-use, pedestrian-friendly properties that fit the needs of the local community and Indiana University, according to a news release.


Trinitas announced in late April its intentions to develop the 95,000-square-foot Kmart, which closed in the summer of 2016, and its surrounding area into a space suitable for residential, retail and office space. At that time Aaron Bartels, senior vice president of mixed-use development for Trinitas Ventures, compared the project to a more intensive version of the Renwick neighborhood on Bloomington’s southeast side. Although it’s in the early stages, Bartels said the project would have a heavy pedestrian focus while still providing plenty of parking.


The company already has a footprint in Bloomington. Trinitas Ventures lists two student housing developments on the city’s west side in its online portfolio: the Village at Muller Park and Collegiate on Patterson Drive, also known as the Dillon.


Bartels said rather than purchasing the property, Trinitas Ventures plans to enter into a long-term partnership with the property owner. That owner, according to Monroe County’s geographic information system, is Latimer Farms Real Estate LLC.

1 to 2 p.m. - Presentation on draft preferred plan.

2 to 5 p.m. - Interactive work session.

July 26

8:30 a.m. to 12:30 p.m. - Presentation on architectural guidelines.

12:30 to 5 p.m. - Interactive work session.

5:30 to 7 p.m. Evening public open house.
